Payment Policy

Full payment is due as per the following schedule:

• Low Season – 2 Days prior to arrival
• Mid Season (incl School Holidays) – 7 Days prior to arrival
• High Season (incl Christmas and Easter) – 14 Days prior to arrival

A 1.5% surcharge applies to all credit card payments (2% AMEX). Bank transfers are available if you would like to avoid these surcharges.

House Rules

• As we are in a residential area, noise must be kept to a minimum after 10pm and before 7am. Noise complaints will be dealt with a no tolerance policy and guests causing disruption will only be given one warning before being asked to leave, no refunds will be given if you are asked to vacate the property.
• All rooms are strictly non-smoking inside - balcony only.
• We have a strict no pets policy with the exception to registered guide or assistance dogs.
• Please ensure that children are supervised at all times.
• Children Under 2 stay Free when using existing bedding. If additional bedding is required a fee may be charged.
• Each room has been allocated according to the number of guests booked for that room. Extra persons that are known to be staying in the room will be charged accordingly and/or asked to leave.
• Any guests engaging in any form of illegal or anti-social behaviour, deemed by Management or Staff, will be forced to leave immediately, no refunds will be issued.
• Each apartment has been allocated one parking space. There are additional parking spaces onsite available however these are shared spaces and are based on availability. Cars leaking oil will be asked to park off-site.
• Any excess cleaning and damages to the rooms will be the responsibility of the person who holds the name on the booking, charges will apply.

On receiving confirmation of your booking with The Observatory Self-Contained Apartments, you therefore accept the above Terms & Conditions. Should any of the above terms and conditions be broken during your stay you may be asked to leave the property and no refund will be provided.
