Terms & Conditions

As we are in a residential area, noise must be kept to a minimum after 10pm and before 7am. Noise complaints will be dealt with a no tolerance policy and guests causing disruption will only be given one warning before being asked to leave.

All rooms are strictly non-smoking inside – balcony only.

We have a strict no pets policy with the exception to registered guide or assistance dogs.

Children; Please ensure that children are supervised at all times.

Each room has been allocated according to the number of guests booked for that room. Extra persons that are known to be staying in the room will be charged accordingly and/or asked to leave.
Any guests engaging in any form of illegal or anti-social behaviour, deemed by Management or Staff, will be forced to leave immediately.

On site we have car parking allocated to all apartments. Guests requiring further car parking than the allocation will be allocated a spare space if available. Cars leaking oil will be asked to park off-site.

Any excess cleaning and damages to the rooms will be the responsibility of the person that holds the name on the booking, charges will apply.

On receiving confirmation of this booking with The Observatory Holiday Apartments, you therefore accept the above Terms & Conditions.


Cancellation Policy

LOW SEASON – if cancelled more than 48 hours prior to arrival, no cancellation fee. One night’s accomodation will be charged if less than 48 hours notice given.

MID SEASON – If cancelled more than 7 days prior to arrival, no cancellation fee. One night’s accomodation will be charged if less than 7 days notice given.

HIGH SEASON – If cancelled more than 14 days prior to arrival, no cancellation fee. One night’s accomodation will be charged if less than 14 days notice given.
